What a Florida notary public does

A notary public is a state-commissioned officer authorized to witness signatures, administer oaths, and certify documents. In Florida, notaries can also perform marriage ceremonies — a unique authority that few states grant.

Whether you need a document notarized for real estate, immigration, court, school, or a family matter, Jacky can handle the appointment in office, at your home, or at a neutral location convenient to you.

Services offered

Acknowledgments

The most common type of notarization — confirming that you personally appeared, were identified, and willingly signed the document. Used for deeds, powers of attorney, contracts, and more.

Jurats & affidavits

A jurat verifies that you signed under oath and that the statements in the document are true. Used for affidavits, sworn statements, and court-related filings.

Loan signings & closings

Mortgage refinances, home equity lines, and real estate closings often require a notary signing agent. Available for in-person or mobile signings across Broward County.

Copy certifications

Certify a true copy of an original document — passports, diplomas, licenses, and similar records. Useful when the issuing agency can't or won't provide a certified copy.

Marriage ceremonies

Florida is one of only three states where notaries can perform marriages. Civil, bilingual, and personalized — perfect for courthouse-alternative weddings or small private ceremonies.

Mobile & after-hours service

Hospital signings, home visits for elderly or homebound clients, and after-hours appointments are available by arrangement. We come to you when you can't come to us.

Notary questions, answered

What a Florida notary can do

Florida law (Chapter 117) sets out exactly what a notary public is authorized to do. Here is what Jacky can help you with.

Administer oaths & affirmations

Florida notaries are authorized to place you under oath or take your affirmation — the sworn promise behind an affidavit, a deposition, or a statement made under penalty of perjury.

Take acknowledgments

When you acknowledge that a signature is yours and that you signed freely, the notary certifies it — the step that makes deeds, powers of attorney, and many contracts official.

Certify photocopies

A Florida notary may attest that a photocopy is a true reproduction of an original you hold — for documents that are not public records or otherwise recordable.

Solemnize marriage ceremonies

Florida is one of the few states where a notary can legally officiate a wedding, so Jacky can perform your ceremony once you have your Florida marriage license.

Good to know

A few things Florida law does not allow a notary to do — worth knowing before your appointment so nothing slows you down.

You need to be there in person

A notary can only notarize a signature when the signer appears in person — we can't notarize a document without you present.

Vital records come from the issuing agency

We can't certify copies of vital or public records like birth, death, or marriage certificates — those must come from the agency that issued them.

A notary isn't an attorney

A notary can't give legal advice or draft legal documents. We'll make sure the notarization is done correctly, but questions about what a document means are for a licensed attorney.

In office or mobile to you

Notary service is by appointment — visit our Lauderdale Lakes office, or we'll come to you at home, at work, or wherever is convenient. Available in English, French, Haitian Creole, or Spanish.
